How is my investment secured?
Our depositors become part of a Limited Liability Company (LLC) and the LLC owns the property. Depositor's investments are secured by the real estate itself. For more information on the specifics of how the funds are used to acquire the property, please request a prospectus.
What other protection do I have?
Michael Franks, LLC holds several million dollars in life insurance policies on the two partners. Any investor should always make sure that the Principals have Key-Man Insurance policies in place, as we do. Depositors in the Alternative Fund are secured by these policies along with the equity in the personal real estate holdings of the partners.
What is syndication?
It is a way to pool investors together to take advantage of great profits and returns on larger properties and buildings that, normally, one or two investors on their own would not be able to take advantage of. It is simply a way for groups of investors to take advantage of large profit pools and see extraordinary returns in the real estate arena.
How long is my money tied up?
Each of our syndications has an exit plan, which makes us unique as a company. Every syndication offering you invest in will have the security of knowing when we project your initial deposit will be returned to you. In some cases as a depositor you will see your initial funds come back to you early. In every financing memorandum it will be outlined in the executive summary as to how the payouts will come back to you, when we will close or sell off a project and return all investor's initial deposits along with your back end profits. These usually are set in advance for 4 to 7 year terms.
Do I invest in a large fund?
You will deposit funds into a specific LLC set up for that property only. Depending on how much you deposit will determine your ownership interest. In some cases you may be the only investor in that particular LLC. In others, your deposit will be pooled with several other investors. With depositor approval, we will share the names and addresses of all investors in that particular LLC. This is purely for your security in the event of an emergency.
How are the properties managed?
